Siesta Key Property Management Privacy Policy

This Privacy Policy explains how Siesta Key Property Management LLC ("SKPM," "we," "us," or "our") collects, uses, discloses, retains, and protects personal data when you use our website, property-management services, owner or guest services, and integrations, including the eero Data Portability integration.

1 Scope

This Policy applies to siestakeypropertymanagement.com, related forms and portals operated by SKPM, our vacation-rental and property-management services, and any application or workflow through which you authorize SKPM to receive data. It does not govern third-party websites or services that publish their own privacy notices.

2 Personal Data We Collect

Information You Provide

We may collect your name, email address, telephone number, mailing or property address, account and inquiry information, reservation or service details, communications, and other information you choose to provide.

Website and Technical Information

When you use our website or online services, we may collect IP address, browser and device type, operating system, pages viewed, dates and times of access, referring URLs, cookie identifiers, and similar diagnostic and usage information.

Property Management Information

In providing property-management services, we may process property, owner, guest, reservation, payment, maintenance, access, accounting, and support information necessary to administer the property and the services requested. Payment-card information may be handled directly by payment providers rather than SKPM.

3 eero Data Portability

Authorization and Data Source

If you choose to connect an eero account to an SKPM service, SKPM may receive data from eero through the Amazon Data Portability API only after you authorize the transfer through Login with Amazon. The authorization screen identifies the requested scopes. You may decline any voluntary scope or choose not to connect your account.

eero Data Categories

Depending on the scopes you authorize, the data may include eero network and device identifiers; device type, model, registration, and status information; network configuration and connectivity information; signal, performance, outage, and diagnostic information; connected-device metadata; timestamps; IP address or similar technical identifiers; and account or network metadata included in the authorized transfer. SKPM does not use this integration to obtain the content of private communications.

How We Use eero Data

We use eero data only to provide and maintain network-related services at properties we manage. These uses include monitoring network availability, diagnosing and resolving connectivity problems, assisting guests and property owners, documenting service incidents, and improving the reliability and support of managed property Wi-Fi. We do not sell eero data, use it for targeted advertising, or use it to create a product that competes with eero.

Our Role

For personal data SKPM receives through the eero Data Portability API, SKPM acts as an independent data controller. Amazon and eero facilitate the transfer requested by the user but do not control SKPM's later processing of data already transferred to us.

Revocation and Deletion

You may stop future eero transfers through Data Management at account.eero.com. Revocation stops future access but does not automatically delete data already received by SKPM. You may request access to or deletion of eero data held by SKPM by emailing patrick@siestakeypropertymanagement.com. After verifying the request, we will delete applicable eero data within 30 days unless continued retention is required by law or necessary to establish, exercise, or defend legal claims.

4 How We Use Personal Data

  • Provide, maintain, administer, and secure our website and services.
  • Manage owner, guest, reservation, property, maintenance, accounting, and support activities.
  • Communicate about requested or contracted services, security, service changes, and support matters.
  • Respond to inquiries and exercise or fulfill contractual rights and obligations.
  • Detect, investigate, and prevent fraud, misuse, security incidents, and unlawful activity.
  • Analyze service performance and improve our website, operations, and customer experience.
  • Send marketing communications where permitted by law and honor opt-out requests.
  • Comply with law, legal process, regulatory obligations, and enforceable governmental requests.

5 Legal Bases for European Users

Where the GDPR, UK GDPR, or similar law applies, we process personal data when necessary to perform a contract or take requested pre-contract steps; comply with legal obligations; pursue legitimate interests such as providing, securing, and improving our services; protect vital interests; or act on consent where consent is required. You may withdraw consent at any time, without affecting processing that occurred before withdrawal.

6 Disclosure of Personal Data

We may disclose personal data to the following categories of recipients:

Service providers. hosting, cloud infrastructure, databases, security, analytics, communications, payment, accounting, property-management, maintenance, and technical-support providers that process data for us under contractual restrictions.

Property and service participants. property owners, guests, vendors, contractors, and other parties when reasonably necessary to provide or administer the requested property-management service.

Authorities and legal recipients. courts, regulators, law-enforcement agencies, professional advisers, and other recipients when disclosure is required by law or reasonably necessary to protect rights, safety, and security.

Business transaction recipients. potential or completed purchasers, investors, lenders, or advisers involved in a merger, acquisition, financing, reorganization, or sale of all or part of our business, subject to appropriate safeguards.

We do not sell personal data obtained through the eero Data Portability API. We also do not disclose eero data to another independent controller except at the user's direction, with the user's express consent, on another lawful basis made known to the user, or as required by law.

7 International Data Transfers

SKPM is established in the United States, and personal data may be processed in the United States and other countries where our service providers operate. When European personal data is transferred to a country that has not been recognized as providing adequate protection, we use an available lawful transfer mechanism, such as the European Commission Standard Contractual Clauses, the UK International Data Transfer Addendum, or another legally recognized safeguard, as applicable.

8 Data Retention

We retain personal data only for as long as reasonably necessary for the purposes described in this Policy, including providing services, satisfying contractual and legal obligations, resolving disputes, and enforcing agreements. Retention periods depend on the type of data, the service relationship, applicable limitation periods, and legal requirements.

For eero Data Portability information, we retain the data only while the authorized connection is active and the related property remains under SKPM management, unless a shorter period is sufficient. We delete or anonymize that data within 30 days after the earliest of: a verified deletion request, revocation of the connection, or termination of SKPM's management of the related property, except where limited continued retention is legally required or necessary for legal claims.

9 Security

We use administrative, technical, and organizational safeguards designed to protect personal data against unauthorized access, acquisition, use, alteration, loss, and disclosure. Measures include access controls, authentication, encryption in transit, appropriate encryption at rest, logging and monitoring, vulnerability management, incident response, personnel access restrictions, and service-provider oversight appropriate to the nature and risk of the data. No method of transmission or storage is completely secure.

10 Cookies and Similar Technologies

We may use session and persistent cookies, pixels, tags, and similar technologies to operate the website, remember preferences, understand usage, maintain security, and measure communications. You may control cookies through browser settings and any cookie controls we make available. Disabling necessary cookies may affect website functionality.

11 Your Privacy Rights

Depending on where you live, you may have rights to request access to, correction of, deletion of, restriction of, or portability of personal data; object to certain processing; withdraw consent; and appeal a denied request. To exercise a right, contact us using Section 15. We may need to verify your identity and may retain limited records of the request as required by law. We will not discriminate against you for exercising a right.

European users may lodge a complaint with the data-protection supervisory authority in the Member State or country of their habitual residence, place of work, or place of the alleged infringement.

12 Marketing Choices

You may opt out of promotional email by using the unsubscribe link in the message or contacting us. You may opt out of marketing text messages by replying STOP. We may continue to send non-promotional communications about transactions, security, property operations, or requested services.

13 Children

Our online services are not directed to children under 13, and we do not knowingly collect personal data directly from children under 13. If we learn that such information was collected without appropriate authorization, we will take reasonable steps to delete it.

14 Changes to This Policy

We may update this Policy to reflect changes in our services, data practices, legal obligations, or security requirements. We will post the revised Policy and update the effective date. Where required, we will provide additional notice or obtain consent. We will also update our eero data-handling disclosures if the requested scopes or processing purposes materially change.
